A market of
genuine scale.
Turkey's residential market posted strong nominal growth in 2024–2025, but real (inflation-adjusted) returns tell a different story. Nominal price growth: ~31–39% YoY (2024). With CPI running at 50–60%, real returns have been negative in most segments.
Foreign sales: 8.7% rise YoY, driven by Russian, Iranian, and Gulf buyers. Citizenship-by-investment threshold remains $400K equivalent. Coastal and luxury segment: oversupply in Bodrum and parts of Istanbul is suppressing luxury price growth heading into 2025–2026.
